Can a Home Theater Add Value to Your Home?

Watching TV shows and movies at home have become the primary pastime of as much as 70% of Americans since the pandemic began. Those who enjoy the “weekend at the movies” experience — the movie projected on the screen, loud speakers, popcorn and soda — went with the next best thing and had home theaters built at home. A home theater is a dedicated space to gather and watch movies and games and may even function as a listening room. Theaters need to be situated in a part of the house where anyone can pass through at any time, which can make most living rooms unsuitable as a home theater. Basements work best as home theaters because they can be isolated from the rest of the house, and natural light and soundproofing are easy to control.

Home theaters typically need seating, a media player and a display device. Many homeowners choose theater-style seating, a media player that supports 4k video, a good surround speaker system, and a projector-and-screen system. You can choose a large flat-screen TV instead of a projector or couches instead of theater seats. You can also have a mini-bar complete with kitchen cabinets, a small refrigerator, and a popcorn maker to complete the experience.

Is a Home Theater Worth It?

We often get asked if a home theater is a worthy investment. If you love having the movie theater experience at the comfort of your own home on demand, then you should have a home theater built. With many film studios releasing their movies on streaming services and in theaters at the same time, you won’t even have to wait a few months for the home release versions.

In terms of adding a home theater with the intent of raising the house’s asking price, appraisers don’t seem to have a consistent opinion on it. Some give a certain value for the finished space (as opposed to selling a house with an unfinished basement), while others raise the value for the home theater if it has certain features like raised seating.

However, it is worth noting that a home theater can be attractive to home buyers who happen to be film aficionados. The bottom line with home theaters is you should invest in one, not for its resale value, but because you and your family enjoy the experience.
