Attached and Detached ADUs: Which One Works Best For You?

Accessory dwelling units or ADU can add significant value to your property. These are home remodeling projects that give you extra space for whatever your needs are. Whether it’s to have a consistent rental income or provide a home to an aging relative, it will bring you benefits. There are two main types of an ADU: attached and detached, and both are good for their intended purposes. What exactly is a good ADU for you? Size

The size is one of the major differences between the two ADUs. There are different restrictions between the maximum size of the attached and the detached ADU. It’s best to look into your local government’s rules and restrictions surrounding ADUs.

In some cities in Florida, your ADU must be under 800 square feet if your land is less than an acre, and 1,000 square feet if it is in one or more acres. This is the case for both attached and detached ADUs. However, this is not the case in all cities. You must also take a look into some special rules such as the ADU having a one bathroom and one bedroom.

Potential Rental Earnings

Since detached ADUs are typically larger than that of the attached ADU, you can charge more for renting them out. It also offers the tenants of additional privacy since it is a separate unit from your home. With a larger living space and greater privacy, you can certainly charge more for a detached ADU than an attached ADU. However, this also means that there are additional costs that come with detached ADUs, such as having to put in a separate utility line and a possible kitchen, bedroom, or bathroom remodel that can fit with the needs of the tenants.

Construction Costs

Detached ADUs are the most expensive to build among all ADU types. Since they are on an entirely separate area from the main unit of your home, they will require separate utility lines. They will also require a lot more land than that of the attached ADU. Since the attached ADU is an extension of the main unit, it needs less raw construction materials and labor than the detached ADU.
